The Proposed Site

The four yellow dots mark our boundaries. Note that the strip of land between our office and the flats is not owned by ourselves and is not currently for sale.
The site measurements are taken from Google Earth and so are only approximate.
Access to the existing building is either from St Stephens Place (CB3 0JE). or Canterbury Street (CB4 3QG).
St Stephens Place is a private made up road that runs from Westfield Road. We enjoy full rights of way over this road.
The entrance from Canterbury Street is from an unmade road that runs between Westfield Lane and Canterbury Street. We tarmacked the road from Canterbury Street to the front of the offices. The entrance from Canterbury Street is approx 9′ 6″ wide.
Gas, Electric, Water and sewers are currently supplied from Canterbury Street.
Existing development
On the site currently is a brick built two storey building which in the 1900’s was a coach house. Prior to our purchase in 1985 the building had already being extended into two storeys and a side extension added. We added a 112m² extension facing St Stephens Place in 1987 (Planning application C/0777/87). Then in 1992 added a 70m² single storey extension into the courtyard area (C/0397/92). We then finally added a first storey extension to couple up the two buildings (C/0143/95).
The total internal floor area is ~300m² . This is currently rented out to two tenants, Cortex Controllers Ltd (A company owned by one of the site owners) at £26,600 per year and Heyes Communications at £16,500 per year. One small office is vacant. Both leases expire on July 29th 2008

Proposed Development
Currently we are trying to assess the value of the site to see if it is potentially worth more as a building plot than as offices. We have had indicative values of about £600,000 for the office building.
What we would like is:-
A very rough guesstimate as to how many square feet of housing would, in your opinion, be allowed by the council on this site and a crude indication of what value a developer would attach to such a figure to purchase the land.
Your companies fees and associated council costs to produce plans suitable to apply for alternative use planning permission either as outline permission or detailed planning consent.
